Is this a scam? How do I know the land is real?

Completely understandable question. Every parcel is real, deeded land — you can look up the APN on the county assessor's website. We show you the actual parcel boundary and a real satellite flythrough of each lot (not AI imagery), the land is conveyed to you with a warranty deed, and each parcel page lists that county's zoning, building, water, and power rules.

Do you check my credit?

No. There is no credit check and no proof of income required. Owner financing means we finance you directly.

What does it cost to get started?

Most parcels require a $500 down payment plus a $250 document fee, then a low monthly payment. The exact terms are on each parcel's page — no bank, no credit check, no proof of income.

Can I pay it off early?

Yes — there is no prepayment penalty. Pay it off whenever you like, or pay cash up front for a lower total price.

What can I do with the land?

Buyers use these parcels for recreation, camping, RVs, investment, and homesteading. Each parcel page lists that county's zoning, camping, building, water, and power rules — check those for your specific plans, and we're happy to point you in the right direction.

When do I get the deed?

You get the deed when you finish paying your note — at that point the property is 100% yours, free and clear. Until then, you're free to use the land, and any special requests for improvements can always be discussed directly with Michael.

Can I visit the land before buying?

Absolutely — we encourage it. We'll provide the GPS coordinates and the four corner points so you can walk the full boundary. There is generally dirt road access, though this can vary parcel to parcel. Check the parcel page for the specific coordinates and go explore on your own schedule.

What if I miss a payment?

Reach out before it happens — Michael works with buyers directly, and flexibility is part of owner financing. There's no bank, no automated collections, just a real conversation. Life happens and we'd rather work with you than against you.
